Emphasising biophilic elements and dynamic features, this office fosters efficiency, collaboration, and creativity while prioritising environmental sustainability and employee well-being.

The Primarc office in Kolkata was created as a collaborative workspace that provides its tenants with more than simply a rigid layout to suit the requirements of a real estate company. Instead, it offers a flexible framework. The clients needed a practical workspace that combined a free-flowing style and rejected the conventions of typical cubicles. In addition, they aimed to create a lively atmosphere, reduce the use of artificial lighting, and represent the basic principles of their company. The design prioritises environmental sustainability and staff well-being in response to the client’s objective. Given the size of the area, the workspace has been divided into manageable, functional zones while preserving visual consistency to provide the impression of spaciousness.

The customer originally wanted most workstations and seating arrangements to face the building’s expansive views of the western marshes. However, there were problems with daylighting and a greater need for artificial lighting with this orientation. It was decided to move interactive spaces, conference rooms, and workstations to the building’s east, south, and north sides, leaving the west for stairwells and services. The workspace is more than 2650 square metres, spanning three stories and a terrace, from the seventh to the ninth level. The layout projects inward into the centre atrium to maximise usefulness, creating dynamic volumes.

A stairwell that connects the three levels offers thoughtful communal spaces, and rest stops along the way. While workstations, pantry and service facilities, and restrooms are on the lower floors, the upper floor houses the senior management offices and lounges. Perimeter rooms on the upper levels, with panoramic vistas, house the directors’ offices. The amphitheatre in the atrium serves as a social hub for staff personnel. Otherwise, blank areas with polished concrete flooring are given warmth and character by handcrafted furniture and recycled wood accents.

The office is flooded with natural light from well-placed large windows on every side, which reduces the need for artificial lighting and creates an inside-outside link. The abundance of rich flora , which are thoughtfully positioned around the office, emphasises this blurring of the boundaries between indoor and outdoor space. Artwork created by artist Pradip Das and crew and selected by Dolly Dabriwal of Dartspace is scattered around the rooms.

Workstations consisting of cabins, conference rooms, team tables, flexible seating, and lounges for patrons with different levels of accessibility are arranged in clusters. Every seating configuration prioritises ergonomic usefulness without sacrificing overall elegance. The arrangement thoughtfully arranges furniture to emphasise quiet areas and acoustic comfort. Acoustic panels cover the dynamically structured rafters on the workstation ceiling to provide the best possible comfort. In addition, plants have been employed to add a touch of biophilia and visually define areas.

The amphitheatre in the atrium serves as a social hub for staff; the conference rooms offer views of the atrium and a mix of open and closed spaces, making them perfect for teamwork. With the help of modern technology, it is possible to incorporate social and supplementary spaces into the design to facilitate meetings and discussions. An example of a contemporary workplace that prioritises employee well-being and environmental responsibility is the Primarc office. From the adaptable layout to the earthy colour palette and emphasis on natural light, every design aspect demonstrates a commitment to creating a vibrant and cosy work environment. Various textures, patterns, forms, and biophilic elements enhance the interiors. With its well-considered amenities and dynamic physical layout, the workspace elevates the bar for modern workstation architecture and encourages productivity, teamwork, and creativity.
